What Does It Cost to Build a Custom Home in the Cowichan Valley?

If you are thinking about building a custom home in the Cowichan Valley, the first question is almost always the same one: what will it actually cost?

THE SHORT ANSWER

How much does it cost to build an average  custom home in the Cowichan Valley?

$285 – $340 per sq ft

For a typical 1,800 square foot home, that is roughly $513,000 to $612,000 before land and site costs. Once you add site servicing, permits, design and GST, a typical project on a serviced lot lands closer to $590,000 to $730,000 all in, excluding land. These are broad ranges, not quotes.

Most published figures for custom homes on Vancouver Island run from $300 to $650 per square foot, and several Island builders recommend budgeting a minimum of $350. We sit below that range because we run lean and cap ourselves at eleven homes a year rather than chasing volume — not because we cut corners. Every home we build carries the same 2-5-10 warranty and the same specification standard.

Please treat these as very rough numbers. They are a starting point for planning, not a quote and not a promise. Two homes of the same size on different lots can differ by $200,000 or more before anyone has chosen a single finish. Your site, your design, your selections and the market at the time you build all move the figure — sometimes a long way. The only number that means anything is one prepared for your specific project.

What is included in the cost to build a custom home.

A price per square foot is only useful if you know what it covers. Ours includes the foundation and excavation on a standard site, framing, roofing and exterior cladding, windows and doors, insulation and drywall, plumbing, electrical and HVAC, interior finishes, flooring and cabinetry, a standard appliance package, full project management and site supervision, and the 2-5-10 year home warranty required on new homes in British Columbia.

Budget separately for the land itself, site servicing, municipal permits and development cost charges, design and engineering, landscaping and fencing, and GST. On rural property, servicing is the big one — a well, septic system, driveway and hydro run typically add $80,000 to $120,000 before construction begins.

Together these usually add fifteen to twenty-five percent on top of the construction cost. Any builder who quotes a square foot rate without explaining this is not giving you a real number.

What affects the cost of building a house in North Cowichan

Your lot can be the biggest variable 
A flat, serviced lot inside Duncan or North Cowichan is far cheaper to build on than a sloped rural acreage in the Cowichan Valley Regional District. Municipal lots have water, sewer and hydro at the property line. Rural land usually needs a drilled well, a septic system sized by a registered practitioner, a driveway and a hydro run, and sometimes rock blasting. Site costs alone can swing a project by more than $100,000.
Finish level
The gap between straightforward finishes and high-end selections on the same floor plan can exceed $100,000. Kitchens and bathrooms carry most of that. This is the part of the budget you control most directly.
Shape matters
A simple rectangular two-storey costs less per square foot than a sprawling single-level with multiple rooflines, angles and large glazing. Complexity is more expensive than square footage. It is also why a larger home usually costs less per square foot than a small one — kitchens, bathrooms, mechanical systems and permit fees do not shrink in proportion to floor area.
BC Energy Step Code
Since May 2023, new homes in British Columbia have been required to meet a minimum BC Energy Step Code performance level. In practice that means better wall assemblies, higher performance windows, airtightness testing and usually a heat pump. It adds cost upfront and lowers what the home costs to run for its lifetime.

How long does it take to build a custom home on Vancouver Island?

On a serviced lot, expect roughly 9 to 12 months from your first meeting to handing over the keys. On rural land, closer to 12 to 16 months. The honest version is that one of those stages is largely up to you.
STAGE ONE
Design and Planning

Target: under 2 months. Floor plans, selections, engineering and a firm budget. This is the stage that decides your whole timeline, and it moves at the pace of your decisions rather than ours. Clients who come in with a clear brief and answer questions promptly are through it in six weeks. Clients still debating the kitchen layout can spend six months here. We keep the process tight and tell you what we need and when, but we will not rush you into choices you have to live with for thirty years.

STAGE TWO
Permits

3 to 5 weeks. Once the drawings are complete we submit to the City of Duncan, North Cowichan or the CVRD depending on where your lot sits. This is largely out of everyone's hands, though a complete application is the single biggest thing that keeps it at the short end. Incomplete submissions go to the back of the queue. Rural properties also need the septic filing completed with Island Health before construction can start.

STAGE THREE
Construction

7 to 9 months for a typical 1,800 sq ft home. Larger or more complex homes take longer. Multiple rooflines, extensive glazing and difficult sites all add weeks. Rural builds add at least three months on their own, because the well, septic and driveway all have to go in before the house does. We work year-round; a winter start can slow the early groundwork, but it rarely changes the finish date by much.

The variable nobody warns you about is selections. In our experience it is almost never the trades or the weather that delays a build. It is waiting on decisions about tile, cabinets, fixtures and finishes. Every week a selection sits unmade is a week added to the end. We give you a schedule of what we need and when.
